PUBLIC NOTICE

PLEASE TAKE NOTICE that the Phoenixville Borough Council has received a Conditional Use Application (the “Application”) from HARDWARE LANDLORD, LP and ARNOLD ANDERSEN, 309 Lancaster Ave., Suite C3, Malvern, Pennsylvania 19355 (the “Applicant”). The Application concerns a tract of land consisting of approximately 1.39 acres, more or less, located at 700 Nutt Road, Suite 540, Phoenixville Borough, Chester County, Pennsylvania, which is owned by the Applicant, and further identified as Chester County UPI No. 15-8-16.1 (the “Tract”). The Tract is zoned “CD” Corridor Development District.  If approved as a conditional use by the Phoenixville Borough Council, the Applicant proposes to add an approximately 10,769 square foot Pep Boys automotive mechanic service use to a portion of the Tract, in addition to the existing True Value, Dollar Tree and Queen Appliance retail uses located thereon. Pursuant to Section 27-301.2.A.(1) of the Phoenixville Borough Zoning Ordinance, an “Automobile sales and services” use is permitted in the CD District upon conditional use approval.  

Phoenixville Borough Council will hold a public hearing on this Application on March 14, 2023 at 7:00 P.M at its regular monthly meeting. Public participation at this meeting may occur through remote connections, via computer, tablet, smartphone or phone in supplement to in-person. Telecommunication participation will allow any member of the public to indicate they would like to speak and offer comment during the public comment portion of the meetings. Residents and taxpayers who wish to participate or listen to the meeting may call-in or log-in. Directions for connection to and participation in the meetings will be published on the Borough’s publicly accessible website at www.phoenixville.org. Persons with disabilities who wish to attend the hearing and require auxiliary aid, service or other accommodation to participate in the hearing should contact Phoenixville Borough at (610) 933-8801.
